The “Market” is looking pretty good right now! Showings are up! Walk-ins are up! Inquiries are up! Contracts are up! AND Inventory is down! This is probably a good time to put your home on the market if you are considering selling. Seven (7) homes/villas went under contract in April. (We put 5 of the 7 under contract.) This follows the best resale month ever with 14 resales going under contract in March. Even with this good news, we need to keep things in perspective. Although we are seeing signs of improvement, selling a home in today’s market is not easy. It’s still a buyer’s market! The good news—we are definitely seeing a “Buzz,” so let’s hope it continues.
Our Business Philosophy! To create a team that has expertise and, most importantly, a team you can trust to handle your real estate transaction Before! During! and After the sale! Most people think of only one thing: The Sale! There is so much more to this business than “The Sale.” The average seller has no idea what has to take place behind the scenes to “close it” and to make it a smooth transaction. Selling a home is at the top of the list for creating stress! If you’re a seller, it’s probably #1. Our team does their best to minimize your stress during the selling process. We do this with open communication and candor.

The Real Estate Store! Opening the Real Estate Store was a leap of faith. Why did we take such a risk in a down market? We wanted to provide a service model that is totally unique for this industry. We wanted to offer buyers and sellers an opportunity to connect. We wanted to offer buyers ALL options, and we wanted to connect them to sellers to create a win-win situation! We wanted our clients to be familiar with everyone on our team and to feel comfortable walking into the Real Estate Store to ask a question. If you’re selling or purchasing a home in Sun City, we hope you will stop by so we can show you the value we bring to the table.
We don’t take our success for granted! We want to thank the residents, our friends, our neighbors, and past clients for their referrals and for the positive things you say! There is rarely a day that someone doesn’t come into our store and say, “A resident told me I should come here to talk to you about buying a home.” To those of you who pass out our name, Thank You! Let us know if you have referred someone to us. We want to thank you personally. At the end of the day, we have to go to our home in Sun City knowing we did the best we could while knowing that the client we sold a home to will be our neighbor.

How did the 1st Quarter of 2012 compare with 2011? – A Tie!! Closings for the first quarter are traditionally the slowest of the year. In 2011, ten homes closed. In 2012, Ditto!

2nd Quarter Looking Good! 15 resale homes are currently under contract (as of 4/7/12). WOW! The best start ever for resale homes! Availability of resale homes is currently very low (approx. 50% of normal resale inventory)! This is also the time when seasonal sales pick up in other parts of the country. That translates into buyers for Sun City Carolina Lakes. This may be a good time to put your home on the market!!!!

New Construction! Pulte continues to do well selling more than one home every other day (average 15-20 per month). Very nice lots have been opened up in POD P (Manor). You may have seen the land cleared across from the golf pro shop (approx. 22 Summits). They are also developing the land at the end of Raven Crest for approximately 85 River homes. Pulte, as always is very competitive. However, the resale market is always a desirable option for many buyers. We are excited with what we have seen the last few weeks!

RE/MAX—It Makes a Difference!
When we put our business plan in place to create a resale market in Sun City Carolina Lakes, we knew that we had to create a powerful business model to be competitive with new construction. I left my previous company in 2004. That’s when we joined RE/MAX Executive, the # 1 RE/MAX Company in North and South Carolina! On an average, RE/MAX agents outsell the competition 3 to 1. RE/MAX earned the
J.D. Power Award for Real Estate in 2011! RE/MAX spends tens of thousands of $$ each month on internet marketing. (That’s more than most small companies gross in a year). RE/MAX works with all the large companies and their relocation programs when relocating their operations to the Charlotte/Fort Mill area. (Hundreds of buyers a year). There is a difference!

Current Resale Inventory! The current inventory is the lowest it has been in years! Cumberlands, Morningsides and most Summit models are almost sold out! If you are thinking of listing—give us a call—we may already have a buyer lined up!

Is this the time to list? We are excited about the “Buzz” taking place in our office the last few weeks! We have been busy!! If you are considering selling, it may be a great time to put your home on the market! Give us a call, and we will do a market analysis of your home. Feel free to visit us at our Real Estate Store if you have any questions! We are located next to Harris Teeter.
