We are often asked, “How are resales going in SCCL?”. Here are MLS statistics. (Note this data comes from MLS and not all homes are listed in MLS.) You can assume a fairly large percentage of new homes are purchased pre-construction and do not show up. What’s happened lately (as of 4/14/08):
54 homes currently on the market – 21 resales
29 homes are pending (under contract) – 3 resales
45 homes sold since January 1, 2008 – 0 resales
In summary, it is difficult to compete with the builder. Pulte has a fabulous sales center with great staff, and they will continue to outpace resales for many more months.
Don’t be alarmed by these statistics. They are the “norm”. I personally am very optimistic about the future of this community. We are the “hottest selling community” in the area, and I believe will continue to be even “after build-out”. If you purchased in any other community in the last 12-18 months and tried to sell in today’s market, it would be much more difficult.
Ok, what if you really need to sell. Here’s my suggestion – talk to a few realtors. Ask about their local marketing strategies, and also ask if their company has strong national website marketing. (We are drawing many buyers outside the area.) Agents who live in the community should be more knowledgeable and more successful selling your home.
