Quick Response Codes

What the Heck? We’ve all seen them. Those funny looking squares that appear on magazine pages, newspaper ads, printed pages. What are they? Mazes? Maps to secret treasure? Some kind of fingerprint? Quick Response codes, or QRs, are easy ways to send folks to a website without them having to type a URL (web address). For example, you are in the mall, you see a poster for an event with a QR on it, or you’re leafing through a magazine and see one. By scanning the QR with your mobile phone, you’re linked. Names, addresses, directions, etc. Instant info. Not all phones have the ap, but we bet someone at SCCL’s computer club could tell you. It’s a new world folks…..pretty soon we’ll be sporting T-shirts with our own QR code on it!!!

2011 Sales Summary
We thought you might be interested in a recap of the resales in Sun City Carolina Lakes for 2011. We take the time to prepare this information to keep you informed! Hope you will find this helpful.
Jan 2012 Real Estate Sales Information
In general, the sales/statistics for 2011 were very similar to 2010! Forty-four (44) homes and ten (10) villas sold last year. Home sales took approximately 25% longer to sell in 2011. Villas were on the market almost twice as long. The Clair Team sold almost 50% of ALL resales sold. We are pleased with these numbers, but we are more proud of what are clients say about us:

Are you considering putting your home on the market after the holidays? If you are, don’t make the #1 mistake—overpricing.

Establishing Value
The truth is your listing price should not be determined by how much money you think your home is worth. Nor does it matter what your agent thinks or ten other agents just like her/him. The person whose opinion matters is the buyer who makes an offer. Pricing homes is part art and part science. It involves comparing similar properties, making adjustments for the differences among them, tracking market movements and taking stock of present inventory, all in an attempt to come up with a range of value.

Pricing it Wrong
A typical story: An inexperienced agent prices a house at $1.25 million. Local agents are chuckling—180 days later the listing expires. The next agent, after listening to the seller, lists the home at $1million. Months passed. Eventually the price drops to just under $800,000. Still no takers. A few lookers, but no serious buyers.

. . . 12 Months Later
By the time the last agent was hired to list this home, the seller had grown weary and exhausted. It was now 12 months later. Together, the seller and her agent priced the home at $675,000. It immediately sold for all cash. The sad part is the comparable sales in the neighborhood fully justified a price of $750,000, but the home had been on the market for too long at the wrong price, and now the market had softened.

Do it right the first time!
Work with an agent you know, trust, and like! As brokers today, our hardest job is sometimes telling a seller the hard facts.  Even if it might be painful hearing the reality, it’s better to hear it today rather than 12 months from now! If you are considering the sale of your home in the

Charlotte Fine Art Show

Comporium’s New TiVo TV Service

TiVo LogoI just had the new TiVo TV service installed here in Sun City and so far I like it. It opens up some interesting home entertainment options, such as streaming movies from Netflix (movies are free after small monthly payment), Pandora free internet radio, viewing photos stored on a computer, storing movies or TV shows on laptops, and so on. Nice for us semi-retired folks who have time for such frivolity. The guy from Comporium just came and swapped out my DVR for the new TiVo box. The channels are the same, but you do have to get used to a different remote and TV guide interface.

Santa Golf Cart Parade in Sun City Carolina Lakes

Santa in Golf CartSaturday Dec 3rd, 11 am. You won’t want to miss this crazy display of golf carts decorated for Santa. The line up starts at 10:45 am at the Woodworkers/Dog Park parking lot. The parade will go to the end of Sun City Blvd and loop back down to Del Webb Blvd and end at Lake House. Come in and watch Santa “lunching” with the grandchildren at 11:30am-1pm. This party (sorry tickets are sold out) includes a Holiday craft and storytelling. Definitely a camera moment for all. Check it out so you can plan to invite your grandchildren next year.
